TERMS AND CONDITIONS
Please review the following Terms & Conditions carefully before completing your reservation, as they apply to all guests. For all online bookings we require our guests to complete a vacation rental agreement with these same terms and conditions before the check-in instructions will be emailed.
Age Requirement: The individual making the reservation (Guest) is responsible for all other guests staying at or visiting the unit. We require someone at least 25 years of age to be staying at the property at all times, as we do not rent to groups or individuals under 25. This will be strictly enforced.
Arrival & Departure: Check in is anytime after 3:00 PM. Checkout is before 10:00 AM.
Early Check-in: If you are interested in an early check-in, please contact us a few days prior to your arrival to inquire about availability. If we are able to accommodate your request, an early check-in fee will apply. If you have not made specific arrangements with us in advance, please ensure you do not arrive at the property before the 3:00pm check-in time.
Theft / Damage Policy: The Guest is responsible for any theft or damage by guests. Any charges will be applied to the card on file.
Reservations & Payments: The reservation is confirmed when the payment has been processed. We require 50% of the total to book the unit and accept both credit and debit cards. The balance will be automatically charged 30 days prior to arrival using the card on file. If a reservation is made less than 30 days prior to arrival, full payment is due upon reservation.
Cancellations: Cancellations require a minimum of 30 days notice and will result in a charge of 50% of the rental rate. Any cancellations within 30 days of the reservation will result in a full charge. Guests are encouraged to purchase 3rd party rental / trip cancellation insurance.
Occupancy Limits: The Guest agrees that the maximum number of people allowed in the unit or at the building (regardless of age and including day visitors) at any point must not exceed the maximum listed below. Please note that if these limits are exceeded, all guests may be asked to leave without refund.

Guest Conduct: All Guests must behave respectfully, not disturb others and keep the property clean. The Condominium Association Rules & Regulations must be followed and children must be supervised. Guests may be asked to leave without refund if these rules are not followed.
Cleaning: The unit will be clean upon your arrival. Please leave the property in a respectable condition when departing. Any excessive cleaning of the condo will be charged to the Guest.
Smoking: Smoking is not permitted inside any of our properties. Any evidence of smoking in the unit will result in a minimum $250 cleaning charge.
Pets: Pet restrictions (quantity, weight, breed) vary depending on the Condominium Association. In pet-friendly buildings, only cats or dogs are allowed and must be disclosed. Any pet(s) not disclosed or that do not follow the condominium rules & regulations, display vicious behavior, or which cause a disturbance or nuisance to other owners, may result in eviction of both guests and pets with no refund. If discovery of unauthorized pets is made after your departure, a penalty of $50 per day plus any additional cleaning charges may be assessed. All waste must be picked up and disposed of by the Guest.

Parking, Parking Passes & Lost Keys: Parking is included for up to two vehicles. Parking rules vary by building (some require parking passes which we will provide). Campers, RV's, boats or commercial trucks are not allowed. If you have a trailer, motorcycle or more than two vehicles, please contact us for approval prior to booking. There will be a $25 charge for any lost key(s) or parking passes.
Left items: Please check carefully for belongings before departing. We are not responsible for any lost or stolen items.
Hurricane Refund: If there is a mandatory beach evacuation caused by a hurricane, the Guest will be refunded for the dates they are not allowed to occupy the unit. No refunds are provided as a result of bad weather.
Utilities: Water, heat, air conditioning, electricity and wireless internet are provided at no cost. Please note there is no telephone in the unit.
Emergencies / Maintenance / Pool Closure: In the event of a problem getting in the condo or if there are issues please immediately contact us by email, phone, or text message. We will make every effort to correct any issue as soon as possible. We reserve the right to enter the unit to investigate disturbances and/or make a non-scheduled maintenance or emergency repairs. No compensation will be provided for any inconvenience. In the rare circumstance the pool area is closed due to emergency repairs, state regulations regarding health and safety or weather, the Guest will not be entitled to compensation.
No Liability / Indemnification / Hold Harmless: The owners of the property do not assume liability for the loss, theft, damage, injury or death to persons or their personal property. Guests agree to indemnify and hold the owners harmless for any liabilities, theft, damage, cost or expense whatsoever arising from or related to any claim or litigation which may arise out of or in connection with Guests use and occupancy of the rental property, including but not limited to claims for personal injury or property damage/loss.
